It is important to have your home clean and tidy inside and out. Curb appeal is the first buyer’s visual impression of the property. Take the time to stage the outside and the inside of your home.
Your goal is to heighten the buyer’s senses with the look and feel of the property. Buyers will equate a messy home as a representation of an owners maintenance of the property.

You Can See It…Maybe
The more difficult you make it for a buyer to view your home, the more likely it won’t be shown. The listing of your property is to SELL IT in the shortest amount of time at the highest possible price.

- Realtors prefer to market easy to show properties.
- A property listing should include lots of good size and quality pictures. Less is not more in this case. Marketing what can’t be seen draws no interest from buyers.
- Convenient showing times. Buyers want to see a Coral Gables home for sale immediately or as soon as possible... like yesterday.
- Be flexible with showing times and days!
- The house key should be easily accessible. A lockbox or an electronic key box should be on the premises.
- Keep pets at another location or take them with you during showings. Barking, jumping, growling, licking, or chewing on a buyer’s shoe will direct them out the front door.
- Hot is not cool! Keep the air conditioner on! Buyers should feel comfortable when viewing the property and not sweating it out.
- Don’t turn off the electricity on vacant properties.
Your Presence Takes Away from the Buyers Experience
Don’t be present during buyer showings. Go out. I don’t mean outside on your front lawn or standing out in the condo’s hallway. Take the car and go.
Nothing feels more uncomfortable to buyers than walking through someone's home with the owners present. Buyers want to experience the home at their own pace and like to talk openly with their spouse or significant other .
Additionally, you leverage your negotiating position by not being present. Once a buyer and seller strike-up a conversation, information is exchanged or disclosed. It's best to keep the buyer and their agent clueless about your motivation (or not) for selling.

It’s None of their Business
The home's listing description or broker remarks shouldn’t disclose why you want to sell. It’s none of their business. The only exception would be a short sale. Make certain the description is a marketing narrative of the property and not a reason why it needs to be sold.
Common statements such as, motivated seller, divorce, or job transfer or loss discloses the owner’s urgency and motivation to sell.
